Mill Creek Residential has begun construction on Modera Neptune, a mid-rise development with 359 homes and a 62-room hotel in Oceanside, California. The project is located at 901 N Coast Highway near Neptune Way, within walking distance of Strand Beach and Ocean Harbor Beach. The eight-story podium-style building separates the hotel from residential units. Residential options include one- and two-bedroom layouts ranging from 700 to 1,451 square feet, with select units featuring dens and penthouse designs. Amenities include a rooftop pool, wellness spa, outdoor kitchen, resident clubroom, golf simulator, fitness studio, coworking spaces, podcast room, surfboard storage, digital package lockers, and a controlled-access garage with EV charging stations. Smart-home technology features key fob access, guest entry, smart thermostats, and building-wide Wi-Fi. The site boasts a Walk Score of 85 and proximity to restaurants, breweries, cultural institutions, and commuter rail stations providing access to San Diego and Los Angeles. The development aims for NGBS Silver certification. Mill Creek expects the first residents to move in by autumn 2028.
